Photography has always been a vital business tool. Since the introduction of social media, however, this tool has taken top spot in conveying your brand's message and converting observers to followers, followers to friends, and friends to brand ambassadors.

Commercial Photography Rates

Hourly Rate = $200 +HST   |   Half Day Rate = $650 +HST   |   Full Day Rate = $1,250 +HST

Terms for commercial photography:

50% deposit required upon booking, balance due prior to delivery of images

Real Estate Photography Rates

All listing photos include:

~ The time and talent of a professional photographer

~ Professional photography equipment

~ On-location photoshoot, within 40KM of our home-base in Bracebridge (travel fees apply to locations beyond 40KM)

~ Photos of both the interior and exterior, as directed by the client (agent/broker)

~ Edited / re-touched digital image files -- high resolution and/or web resolution sized for MLS & print advertising, as required

~ Files delivered by WeTransfer or DropBox per client's preference

~ Next day delivery, unless otherwise specified

~ Promotional use license for listing and advertising property in print and online

Cost and number of images provided is generally determined by the square footage of the property, as follows:

Small to Medium Property --- $200 +HST

  • Suitable for properties less than 3,000 square feet, without shoreline or water access.

  • Up to 20 images provided

Small to Medium Waterfront Property --- $250 +HST​​

  • Suitable for properties less than 3,000 square feet, with shoreline or water access.

  • Up to 25 images provided

Large Property --- $250 +HST​​

  • Suitable for properties 3,000 square feet or greater, without shoreline or water access.

  • Up to 25 images provided

Large Waterfront Property --- $300 +HST​​

  • Suitable for properties 3,000 square feet or greater, with shoreline or water access.

  • Up to 30 images provided

Additional Images​​

  • We will happily provide additional images of the property where desired or required due to size and/or special features.

  • Additional images may be purchased for $5/image for DSLR (digital camera) images, and $15/image for aerial images. This covers image processing.

Aerial Photography --- starts at $150 +HST​​

Helen is a certified drone operator, registered and licensed with Transport Canada.

​For properties requiring aerial photography, this additional charge applies for up to 5 edited/retouched digital images.

Please note that, in the event aerial shots cannot be done the same day due to weather and/or wind conditions, a travel fee of $40 applies to return to the property. The aerial package may be booked separately with the addition of the travel fee, for those interested only in aerial images.

Image Editing --- $50/hr +HST​​

​For properties requiring a special touch, we offer image editing. This is over and above normal editing and includes, but is not limited to: removing elements from the image (vehicles, people, items on the ground etc.); changing the sky; doing digital home repairs (i.e. improving the curb appeal in areas where repairs will be done prior to sale or list, such as adding a portion of missing facia, removing marks on walls); or other special requests made by the client. An estimate will be provided. Please note that it is expected that the property will be clean and in listing shape prior to the shoot, but we understand that sometimes this work is necessary to help put the property's best foot forward.

Terms & Conditions for Real Estate Photography

It is the responsibility of the client (agent/broker) to ensure the property is photo-ready prior to the start of the scheduled shoot.

 

We make every effort to showcase the property for the beautiful, unique space it is. Therefore, we expect the property to be in listing condition upon arrival to ensure it photographs well. We understand that sometimes little things are missed, and will do our best to move a stray item or two, or choose angles that exclude distractions. In our experience, properties that have been staged (whether by a professional or a savvy homeowner or agent) do photograph much better, resulting in cleaner, more inviting images to entice prospective buyers. We are happy to provide you with a list of suggestions to help the homeowner prepare their property for photos -- simply ask and we'll send you a PDF!

Editing / re-touching images includes a combination of the following actions based on the requirements of each individual RAW image file and the Photographer's discretion: adjusting exposure to achieve a high dynamic range (details in highlights and shadows); adjusting colour; sharpening; improving keystone and vertical distortions; cropping; and resizing.

We are capable of doing additional and more substantial edits, such as removing or replacing elements. This will only be done at the request of the client (agent/broker) and is subject to additional fees, as outlined above.

Licensing & Image Use

Helen E. Grose grants the Client (Agent and/or Broker) a non-exclusive, non-transferable license to use the images (collectively, "Media") for permitted commercial purposes, defined as:

  • advertising, promotion, brochures;

  • as part of a commercial website for promotional purposes;

  • posters, flyers, and tear sheets for promotional purposes;

  • magazines, books, newspapers and video for promotional purposes.

The Media may not be resold, relicensed, or sub-licensed without the express written consent of Helen E. Grose. Any third-party use, including, but not limited to sellers, buyers, builders, contractors, architects, and designers, is subject to additional licensing fees, and must receive express written consent by Helen E. Grose prior to use. The Media may not be incorporated into trademarks, logos, or service marks. Title and ownership, and all rights now and in the future, of and for the Media remain exclusively with Helen E. Grose. Helen E. Grose will not be liable for any third-party claims or incidental, consequential or other damages arising out of this license or Client's use of the Media. License is granted contingent on payment in full.

Delivery of Images

We make every effort to deliver the digital files the following day, often by noon. We can sometimes accommodate same-day delivery, if the shoot concludes before noon and we've been given sufficient notice to clear our schedule. We appreciate as much notice as possible when booking to allow us the opportunity to schedule our time to meet a quick turn-around. Shoots booked last-minute can often be accommodated, but those pre-booked will take priority in delivery. If we are unable to meet a next day delivery, we aim to manage your expectations accordingly at the time of booking.

Cancellation & Rescheduling Policy

Weather plays an important factor in photography, and, as such, we remain as flexible as possible. It's important to note, however, that one real estate shoot results in approximately 5 to 8 hours of work, including travel time and post-processing. That's a significant amount of time to clear, which often cannot be filled after a last-minute cancellation. Should you need to reschedule or cancel the shoot for any reason, we request a minimum notice of 24 hours. Cancellations within 24 hours are subject to a $200 cancellation fee. Rescheduling within 24 hours is subject to a $50 rescheduling fee.

Travel Fees

We are happy to travel! Travel fees may apply to locations beyond 40KM of our home-base in Bracebridge, Ontario.

Payment Policy

We will email you a detailed invoice, payable upon receipt. New clients will receive the invoice before images are delivered. We accept eTransfer.
